Mixed Use Portfolios

Bridging

Whenever you need funds quickly, especially when buying at Auction, or if you have an asset that is not yet applicable for term debt (eg minor refurbishment, land purchase, pre-planning or allow time for asset management) our extensive connections with short term funding partners are there to help.

Terms are usually less than 12-18 months and charging is on a monthly basis. We can help arrange the initial funding and manage the exit, often simultaneously, to minimise the costs involved.

Developer Exit Loans are a short-term bridging finance solution. These allow property developers a bit more breathing space when it comes to selling their completed projects on the open market, whilst also allowing for development loans to be repaid and allowing for equity to be released and utilised. For a developer exit loan to be considered, the properties will need to have practical completion certificates available at the point of drawdown.

Generally, these developer exit loans are up to 75% Loan to Gross Development Value against the completed properties and can be up to 18 months in duration.
